Landscape Committee

Our property is large. There is approximately 6.2 acres of all turf area including our common parks with 2.4 acres of home planting beds. That equates to 7.6 miles of edging! We have hundreds of trees to keep healthy and thriving.

The Landscape Committee volunteers meet on the third Thursday monthly to review homeowner landscape requests and consult on current work and progress with the landscape crew area manager. Bridlewood contracts with Nasim Landscape for services such as mowing, edging, pruning, lawn care and other ongoing landscape maintenance needs. The meeting often includes a walk around the property to assess quality of work and consistency.

The LC also oversees subcommittees for Irrigation and The Tree Project, a removal and replacement project for mature and diseased trees.

About Landscape Services

Your homeowner dues pay for the upkeep of our front lawns and common areas that makes Bridlewood’s surroundings so pleasing. Not only does it make your life a little easier, but this visual consistency helps maintain top property value, too. If you are a gardener and enjoy yard puttering and embellishments, you can add personalization with containers and annuals in the front and create your personal paradise in the back yard.   

Since March 2024, Bridlewood contracts with Nisam Landscape for maintenance services such as mowing, edging, pruning, fertilizing and weed control as well as other ongoing landscape maintenance needs. The Landscape Committee meets monthly with our assigned Quality and Safety Manager, and the Division Manager joins us regularly, too. 

Nasim’s provides a customer portal for the BOA Landscape Committee to follow all crew activities and follow up on submitted homeowner requests. This centralized communication tool will mean better and quicker response to issues as they arise. 

We also irrigate the entire property! In 2024, we are installing a new digital weather station controller to monitor to manage water breaks and make repairs efficiently. This is expected to yield significant savings in water usage.    

Plus we hire other companies as needed for enhancements and tree care. Keeping up with our aging property has a lot of turnover in plant material! 

In the viewpoint for expectations, it is important to recognize that the services provided are for landscape maintenance rather than being a personal gardener for our front yards and common areas! Essentially this means that Nasim crews do the mowing, edging, fertilizing, leaf clean up, and pruning. They work for efficiency and consistency, so individual yard needs cannot be accommodated. 

Nisam Landscape does not pick up your back yard debris or prune your specialty items. Although precautions are taken, delicate items you place may be at risk by the mower and blowers. 

Because of these factors, the LC change form is vital for your request to make changes and/or report any landscape plants or trees that are dying.

Seasonal Work Outline
Our contract includes an updated detailed month-by-month schedule, subject to weather conditions, so there is accountability and continued tracking of the contractual agreement. Look on the Bridlewood Bulletin Board at the mailbox station for current activities.  
  • Winter. December – February

This is considered the off-season. Mowing slows, then stops. Season review. During this time, crews complete clean-up of beds. Crews traditionally takes two weeks off during Winter holidays into the new year.

  • Spring. March – May

Crew prepares for high season: bed clean up, moss control. lawns and bed fertilizers. Pre-emergent and growth regulator applied to stall weeds. First mow occurs, then usually every other week to begin. Spring pruning. Irrigation system assessed and repaired.

  • Summer. June – August

Full season is all about routine maintenance: weekly mow, bi-monthly edging, keeping the walkways blown. Irrigation peaks during summer. 

  • Fall. September – November

 Fall pruning. Leaves. leaves, leaves! Tree care time.

When it comes to the neighborhood look of the front yards, there are usually two camps: Keep it very consistent and predictable; or, allow homeowners to create whatever they want. Because Bridlewood front yards and common areas are irrigated and maintained with homeowner dues, consistency and efficiency are the standard in our neighborhood.

In general the LC wants you to help keep our crews and your property safe.

Do:

  1. Please be mindful of driveways and sidewalk edges. Keep one foot (1’) from the lawn. Leave space when parking your car in the drive, too. Mowers need turn around space.
  2. Keep personal embellishments tidy – bulbs, potted plants, baskets….
  3. Ask the LC if you have questions. We love to encourage making Bridlewood beautiful.
  4. Enjoy making the back all yours, too!

Don’t:

  1. Remove plants on your own.
  2. Plant just anything anywhere.
  3. Add rocks without a Change Request application.

Opt out:

Bridlewood no longer has an homeowner “opt out” program to remove shrubs and maintain your own choice of plants, such as roses or specialty shrubs. Those that were granted opt out status previously (butterfly program) will be returned to BOA maintenance at the time of home sale at owner’s expense. Also, if homeowner plants are not being cared for properly, then returning to BOA approved plants at owner’s expense may be necessary.

The LC is open to considering new plant varieties that may fit the beds better as mature landscape is replaced. Please feel free to offer your suggestions!

Prune your own:

A few homeowners prefer their own pruning methods over the landscape crew work. Ideally we are seeking a consistent prune method for all homes. However, if you keep your beds looking well maintained then there is no need for the crew to prune and it will be left alone. Just be on your work before the crew does theirs!

Because crews change, weather affects schedules, and plant types being pruned rotate, we are unable to make a blanket request for a home. If you email the LC about your specific preference during each pruning time we will do our best to provide a notice to the crew.

River Rocks:

For a couple of years, BOA implemented a river rock program to address the narrow walkways and save water. Mostly entry or garage side beds were replaced with river rock and we cut off irrigation to those locations. We still do allow one to two beds per home to be replaced with rock, but now at owner’s expense. There may be BOA assistance for plant removal if they are dying or very overgrown. We do not want to become a rock garden, therefore a Landscape Change Request form is required before proceeding in all circumstances and are subject to LC review.

Potted Plants:

Potted plants are allowed along sidewalks and within beds as long as they do not interfere with crew maintenance of equipment nor shrub care. Watering potted plants, pruning and fertilizer are left to the homeowner’s care. Pots must be free from obviously cracking and not broken.

Any pots left too close to lawn edges (within 1′) are subject to damage and/or stoppage of lawn service in case of concern for damage.

Potted plants may not be placed on turf.

Hanging Plants:

You may keep and maintain hanging plants so long as the are not in the way of crews.

Bulbs and perennials:

You may plant and maintain seasonal bulbs or perennials along bed edges or in pots. Bed pre-emergents and fertilizers do not interfere with most bulb production. You are responsible for clean up after flowering. Some bulb flowers are delicate and may be subject to inadvertent leaf blower damage.

Tree wells:

BOA landscape crews continue to reestablish tree wells around the neighborhood to a consistent size and shape. New trees are provided a irrigation diaper to help their first years roots system grow. Any embellishments to tree wells are approved through a Landscape Change Request only, or subject to removal.

Lawn Art:

Flags, banners, statues, etc. are to follow safety and accessibility protocols for landscape maintenance crew. Maintain 1′ clearance from turf. Also see Other ACC policies

Solar Walkway Lights:

Holiday Decor:

We’ve been encouraging some community fun during the October through December holidays inparticual. Watch the Bulletin Board for up to date landscape parameters.

  1. Keep power cords marked and/or out of the way so landscape crews are safe.
  2. Watch for notices about holiday schedules and events.
  3. Remove temporary structures in a timely manner. Don’t start too early either!
  4. Rule of thumb… remove related holiday items within 2 weeks of event e.g., Halloween by November 14; Thanksgiving by December 10, Christmas or Hanukah by early-January.

Graduation and private event banners:

  1. Temporary means a short time! One to two weeks.
  2. Landscape crews are regularly scheduled for maintenance on Wednesdays and Thursdays. Remove items briefly during mowing is requested.


Bridlewood park, common areas and homeowner front yards are maintained through your BOA monthly dues. The Landscape Committee serves as liaison between the landscape company, homeowners and board for the upkeep of neighborhood properties. Your participation in your front yard care maintains Bridlewood’s beauty, promotes outdoor enjoyment and keeps homeowner fees efficiently utilized.

Please use this form along for ANY of the following landscape needs:

  • Report dead or failing shrubbery for replacement, damaged bushes, or unusual pruning needs.
  • Show homeowner changes to specific beds. Landscape company may maintain within approved planting list. Annuals, containers and bulbs are always the responsibility of homeowner.
  • Request decorative rock to replace entrance side beds. Remedies wet or narrow spaces.
  • Report lawn problems, such as dead patches, mower damage.
  • Street tree request such as pruning over 12', obstruction or damage to sidewalks, diseased or dying.
  • Report irrigation issues, such as broken rotors, leaks. If immediate or running water, call Morris Management.

About You and Your Home

Street and Front Yard Trees

Tree requests for pruning or removal of diseased or dying trees are now part of Landscape Committee. Use this section for your request.

Please note that front yard tree removal usually requires a City of Tumwater permit. Each summer, the LC conducts an annual forestry report including permits for our ongoing Tree Project revitalization. Removals are only once a year unless deemed an immediate threat to people or property.
