Our mailbox station is located on Belmonte Street between Sundrop Lane and Cottondale Lane. All homes are assigned a mailbox number by the US Postal Service related to their address upon closing of the house sale. Key(s) to your mailbox will be provided by the previous owner or realtor.
If you do not have a key to your mailbox or know which box is assigned and are a new homeowner, contact the previous homeowner. If you are a renter, contact your landlord or management company.
The mailbox keys are the responsibility of the homeowner and/or residents. New duplicate keys cannot be provided by the Association. If your keys are lost, contact a locksmith or you can purchase a new lock and key set.
Broken slots, damaged parcel boxes or parcel keys are taken care of by USPS.

Every home in Bridlewood was built with four (4) accessible parking spaces: Two (2) garage spaces and two (2) driveway spaces or inset street designated parking for alley homes.
All other front-of-home street parking is for guests only on a temporary use, and this usually on only one side of the street.
Street garage homes have no street dedicated parking.
If your alley home on a street inset parking space is encroached, you are first encouraged to chat with the vehicle’s owner. It may have been a temporary unknowing guest use. If ongoing, or you don’t know who owns the car, you may submit a Parking Infraction Report to look into the concern for you.
Most situations can be resolved once everyone understands the parking options. Read more on

Traditionally, Bridlewood has joined a five neighborhood area Garage Sale held each summer. The dates vary from June to July. They are held on Friday and Saturday. Advertising is widespread. Street signage is posted during
the event. Its’ a fun way to be out with neighbors, clean out the garage and make a few dollars!

Yes! Maintaining your home’s exterior keeps our neighborhood vibrant and resell values at their highest.
We request you become familiar with Architectural Control Committee
(ACC) policies. Why do HOA’s do this homeowner oversight? Well first, the builder Convenant Conditions and Restrictions
(CCRs) require it. Secondly, they the ACC policies provide common a standard to maintain the homes for the good of all. The goal is not to dictate your choices, but to protect the integrity and cohesive
look for what has been established.
If you know you are ready for paint or replace your fence, submit your
ACC exterior change request for projects here. Please apply early. Allow 30 days prior to your project start.
Front yards and common areas at Bridlewood are maintained by the Homeowner Association (HOA). This includes irrigation, mowing, edging, fertilizers, pruning, insect and pest control, tree care and other enhancements.
A significant portion of HOA monthly fees are dedicated to the massive upkeep all year around. Our maturing landscape and often narrow walkways make for unique challenges!
Because we need to assure that maintenance crews have proper access and can be efficient in providing their services, Bridlewood’s Landscape Commitee (LC) is tasked with overseeing their services and to develop polices
for those standards. To allow homeowners some front yard personality, The LC has created options for planting annuals and bulbs, using potted plants, and even removing some shrub plants with rock beds in some instances.

There are two types of front yard water leaks that might occur at Bridlewood: Irrigation and supply lines. Irrigation leaks are HOA responsibility. Supply lines must be traced to the source of damage, be it landscape roots or valve deterioration.
Most importantly, if you have running water in the front yard, or see running water in our common area, it needs immediate attention to be shut off.

- For supply line breaks, usually indicated though backed-up toilets, inside plumbing, or front yard swamping, call your chosen plumber.

Waterline Protocol found in our documents library. Start with a call to Morris Management to report.
Bridlewood is full of dog owners. You’ll meet many along the walkways of our neighborhood, rain and shine. Most are friendly and well-behaved.
We also have fenced backyards for the outdoor pets to have a bit of independence. Unfortunately, some dogs are too independent and break from their home. It is each Homeowner’s responsibility to assure this does not happen.
Gates and fences must be secured at all times. City leash laws and Bridlewood policies dictate that dogs are to be leashed at all times in
common areas – our streets, parks and playground.
Loose dogs, especially when there is more than one, can lead to frightening and even dangerous experiences for both people and pets. Recently, we have had too many incidences of loose dogs and even injuries.
If you see dogs roaming about, try to get a photo and submit to a Board member. If you or your animal is attacked, entangled or engaged by an aggressive dog, you are encouraged to report to Animal Services as well as inform the HOA Board.

Utilities FAQs
Bridlewood is served by only one garbage pick up company: Pacific Disposal, also know as Lemay, Inc. You can call call them at 360.923.0111.
They offer garbage, curbside recyling, glass, and food/yard composting containers for residential pick up. Garbage pick-up is weekly. Recycling and yard waste is bi-weekly.
Pacific Disposal’s website is very resourceful, including text reminder notices, a “waste wizard” app for what you can take where, online payments and more.
Pacific Disposal is next to the Thurston County Waste and Recovery Center (WARC) which is home to the refuse landfill, recycling center, hazo house, construction waste and composting. Visit the
Thurston County Solid Waste website for more options for garbage and recyling disposal.
The City of Tumwater Utilities and Water Resources Division manages drinking water, stormwater, sanitary sewer programs. Most often new home buyers will transfer their service to the new home (if local) or your realtor may
have helped in the transfer to assure you have utilities on arrival.

Actually there are several Tumwater projects that will impact the flavor of the neighborhood. As to whether you think any or all are good ideas or por ideas is up to you.
From time-to-time Bridlewood homeowners have asked the Board to get involved in advocacy. Because this is beyond our borders, and opinions differ, it is out of scope for the HOA Board to take a stance. Nonetheless, the community bulletin board at the mailbox shelter can be used to post updates in Neighbor-to-Neighbor communications if desired. In addition, Bridlewood will try to post public meetings on these projects as they arise for you to get involved if you choose.

“The City [Tumwater] identified the need for the future relocation of the existing Public Works Operations & Maintenance (O & M) Facility in 2010. It was envisioned that this relocation would also include the relocation of the City Parks and Facilities Operations Facility, which is currently located at the corner of Capitol Boulevard and Israel Road. The relocation would support the maintenance and operations of the City’s growing transportation, water, sewer, storm drainage, fleet maintenance, parks, and facilities infrastructure.
In 2011, the City searched for property, and in 2014, the former Trails End Arena property located on 79th Avenue in the Bush Prairie area was no longer in operation as an event center and was offered for sale. The property includes 22.4 acres, located on two separate parcels of land separated by Trails End Drive, and was acquired by the City in 2014. The property was considered and evaluated for its potential to become the future home for the Operations & Maintenance Facility. “In 2016, the City published the 2036 Transportation Master Plan (TMP), which laid out plans for the improvement of Old Highway 99 from 73rd Avenue to 93rd Avenue. The TMP projected the need to widen Old Highway 99 to five
lanes. It also prescribed intersection control at 79th Avenue due to inadequate “gaps” in traffic for turning movements. The City has been collecting Transportation Impact Fees for future reconstruction of Old Highway 99.
This roundabout project has been moved forward ahead of plan to help mitigate traffic concerns related to the planned Operations and Maintenance Facility on Trails End Drive.” (source: JOLT news)
